Think about what you want – list your requirements and wishes. Check whether there are any requirements from the municipality and what type of home you want to build. Once you know in detail what your home should look like, you can draw up the program of requirements. You can submit the list of requirements to an architect or designer and the custom home builder contractor. You can include the following in the program of requirements: The layout of the house What will your home look like from the inside? How many bedrooms do you want? How big should the kitchen be? Include the ideal layout of the house in the program of requirements. The architectural style In what style do you want to build the house? This can be modern, but also in the popular 1930s style. Check whether the municipality imposes requirements on the streetscape. The choice of materials State in the program of requirements which materials you want to use in the home. Determine your budget Please take the following costs into account: Design Prices of an architect or designer differ. Do you want different tiles in your bathroom than you previously selected? That may be additional work. Furnishings & utilities Once the house is built, you need furnishings. Are you taking your old furniture with you? Then calculate moving costs. Utilities, landscaping and a driveway must also be paid for. Mortgage You can take out a mortgage to finance everything. There are also costs involved. You pay interest from the moment construction starts. Do you have money in a construction account? Then you often receive interest on this. Find a lot You need land to build a house. Don't have a plot yet? Check with your municipality to see if self-build plots are available and search the internet for available plots. When you buy a plot, the land is reserved for you for a certain period of time. The purchase of a plot is only official when the building plans are completed and you have a building permit. Choose an architect and contractor First of all you need a design and a construction drawing. For this you can choose an architect who can design the house of your dreams based on the requirements. Ask in your network if people have experiences and approach different parties. You will find an overview of architects at the NAHB (National Association of Home Builders). With the design and construction drawings, a contractor can actually build the house. There is also the option to choose a 'standard' home from the catalog directly with a custom home builder in Austin. Then you don't need an architect. Of course you can still make adjustments here. Choose an architect and a contractor that suits your wishes and style. Request multiple quotes and arrange for a completion guarantee from the contractor. Apply for permits Before you can start building, you need approval and permits from the municipality. Check in advance which permits you need. In any case, you need a building permit, but also for felling trees or constructing a driveway, for example. Also check what requirements your application must meet. You pay construction fees to the municipality for the processing of the application. You will usually receive a response within 8 weeks. Have you received the permit? Local residents can then submit an objection within 6 weeks. Apply for a mortgage A mortgage application for a house that you are going to build yourself is different from when you buy an existing home. To apply for a mortgage, you must have a building permit, construction agreement, completion guarantee and valuation report. A mortgage for a new-build custom home or house yet to be built is often in the form of a construction deposit. The amount of the loan goes into a deposit, from which the construction costs are paid. Once everything is complete, construction can really begin. Keep a close eye on progress and check whether everything is as desired upon delivery. Newly built homes can also have defects.
